Thinking About Selling?
Before placing a property on the market or considering an offer, an independent appraisal can provide valuable information about the property's current market value.
- Considering whether to sell
- Evaluating an unsolicited purchase offer
- Establishing realistic expectations regarding value
- Considering the sale of inherited property
- Evaluating a property with unusual characteristics
Complex & Atypical Properties
Our experience includes large residences, acreage and rural properties, homes with substantial land, multiple buildings, barns and garages, extensive site improvements, older or unusual residences, multi-family residential properties and investment properties.
Acreage & Rural Property
Properties containing significant acreage can require consideration of site size, topography, access, utilities, improvements, outbuildings, land utility, marketability, surrounding land uses and comparable acreage sales. The value contribution of additional acreage is not necessarily proportional on a dollar-per-acre basis.
Multi-Family & Investment Property
Depending upon the assignment and property type, analysis may include comparable property sales, current rental information, market rent, vacancy, operating expenses, income characteristics, investor expectations, condition and marketability.
Inherited Property
If you've inherited real estate, you may need to understand its current value, its value as of a previous date, or both. You do not need to know which appraisal to request before contacting us.
Need an Independent Opinion?
You do not need a lender, attorney or other professional referral to contact Boggs Real Estate Valuation & Consulting. We welcome inquiries directly from property owners and individuals.
