Consulting does not replace engineering, surveying, legal, environmental or land-planning services when those specialties are required.

An independent analysis may help identify issues that deserve additional consideration: whether an asking price appears consistent with the market, how a property compares with alternatives, whether characteristics may affect future marketability and whether additional analysis is appropriate.
